Who is an NRI?

An NRI (Non-Resident Indian) is a citizen of India who resides outside India and has lived in India for less than 182 days in the preceding financial year. NRIs typically live abroad due to professional or other commitments for an indefinite period.

Who is an OCI?

An OCI (Overseas Citizen of India) is a foreign citizen who:

  • Previously held Indian citizenship
  • Was eligible for Indian citizenship at the time of the Indian Constitution's commencement
  • Belongs to a territory that became part of India after Independence
Eligibility Check:

NRIs and OCIs are permitted to purchase:

  • Residential properties: Apartments, villas, gated communities
  • Commercial properties: Shops, offices
  • Vacant plots (Except Agricultural land / plantations / Farm House)

Note: No special permission is needed from RBI for property types available with us.

Primary Details needed to invest in Radiance:
  • Copy of valid passport
  • OCI card (if applicable)
  • PAN card (mandatory for property transactions)
  • Overseas & Indian address proof – Duly Apostilled / Notorised
  • Recent photograph and signature specimen
  • Power of Attorney (POA): If unable to be present physically, NRIs can grant POA to a trusted individual for property transactions

Payments Mode / Methods available for Investing:
  • All payments must be made in INR through banking channels (no cash allowed).
  • Use funds from your:
    • NRE (Non Resident External) / NRO (Non Resident Ordinary) / FCNR (Foreign Currency Non Resident) accounts
    • Inward remittance via regular banking route
  • EMI options are available via select Indian banks offering NRI home loans
  • Payments cannot be made through traveller’s cheques, foreign currency notes, or any modes not specified by the Reserve Bank of India (RBI)

Note: To assist you on this if you wish to opt for NRI loans, we have arrangements with bankers and a dedicated helpdesk to take it forward at a very affordable rates.

Tax & Compliance:
  • TDS @ 1% applies for Indian residents; for NRIs it can go up to 20% or more, depending on value and capital gain bracket.
  • We help with:
    • Lower/Nil TDS certificate application (if eligible)
    • Linking you to Tax Professionals for tax consulting / filing
    • Repatriation guidance when you want to sell and take funds back abroad We ensure your investment is 100% clean, compliant, and safe from future legal hurdles.
